Parking Lot Violations

Dayton Beach Park #1 Co-Op WAKE UP! Enough is really enough!

It's time for all shareholders to see and hear the truth about what is going on in Dayton. If you are a shareholder waiting for a parking spot, this is of great concern to you. Parking spots are not being given out and are left unoccupied for weeks at a time. At this time of the year, when our beaches and streets are overcrowded by people from the mainland and you're struggling to find a place for your car, spots should be given out as quickly as possible. However, we have a president who feels she along with her parking committee and management that they have the right to dictate who does and who does not get a spot and when.

Jennifer Grady, who was never on the handicapped switch list and is still not on it, nor is she physically handicapped, has been given preferential treatment and was given a front parking spot, jumping over all shareholders and " waiting their turn. Jennifer was given a front parking spot in front of building #2 so she can see her car from the terrace and security can watch her car. Are we paying security a half million dollars to secure her car? What makes her car more valuable than anyone else's car? Management was complicit in perpetrating this fraud against Dayton shareholders.

Carmen Esquivel, general manager of Dayton Beach Park #1 Corporation solicited the assistance of our corporation attorneys to help her in this quest. A letter was sent to our attorneys Noris, McLaughlin and Marcus, P.A. with a "proposal to allow Jennifer Grady, the President of the Board of directors to get a front parking spot." In response the attorney stated "the basis for this request to transfer is so Ms. Grady's car can be in a more secure place." The attorney further stated "since the open nature of the parking lots, i.e., are not fully enclosed a front spot would be more secure." Never before has management abused their power in such a manner. When approached, management has stated "You assume this situation happened." Well let me tell you, it's no assumption, all one has to do is look and see which car is new in the front parking spots of building #2.

We are told that shareholders may not switch spots among themselves without being on the switch list, however management approached Dr. Keenan and asked him to move to an empty space. Jennifer now has two parking spaces, one in front of building #2 and one behind building #1. So as president she has two spaces while other shareholders have none. Carmen Esquivel and Jennifer Grady are in violation of the rules and regulations governing our parking spots. It should also be noted, that the shareholder who parks next to Jennifer wrote management and requested Jennifer's car be moved to another spot since Jennifer has a black Jeep and the other shareholder has a dark blue jeep, she fears her car may be vandalized by mistake. Her request was denied.
