Now that the jeans warehouse deal is dead, our planners should reconsider the use of the vacant lots on Beach Channel Drive from Beach 77 through Beach 87 Streets. How about this plan, which could possibly kill two birds with one stone: Consider inviting the Parks department to take over the lots with intention to create an active park, to include a track and a baseball field. It would complement the dog run, which is located adjacently across the street. I believe this plan would get a much larger support from the new Arverne By The Sea homeowners than having the property developed for commercial use. Also, this would now free up the YMCA for future expansion, since they would no longer need the planned baseball field. Instead, they could build tennis courts or additional parking. I believe this would be a win-win situation for all.
